Commercial garage door prices
Emergency commercial door service is $349 plus HST for the first 90 minutes on site, travel included, then $147.50 an hour. A new commercial door starts at $5,000 and varies with the size of the opening and the door specified. The annual planned maintenance program is $60 per door plus HST. These are ballpark figures, and every number is confirmed in writing before work starts.
Most commercial customers want a ballpark before they commit. This page is that ballpark. For a firm number on your door, the line is answered 24 hours.

What does an emergency commercial door call cost?
$349 plus HST covers the first 90 minutes on site, and travel is included in that figure, so there is no separate call-out or travel charge. After the first 90 minutes the rate is $147.50 an hour plus HST, billed for time on site. Parts are extra.
Ninety minutes is usually enough to make the door safe, secure or reopen the bay, and to finish the common repairs with parts carried on the truck. Anything larger is ordered and fitted on a stated date. The technicians who attend are current on their safety training. What counts as an emergency, and what happens from the call to the repair, is on the emergency service page.
How much does a new commercial garage door cost?
A new commercial door starts at $5,000. There is no single figure above that, because no two commercial openings are the same job: the size of the opening, the type of door and how it is built all move the number. Every new door is measured on site and quoted in writing before anything is ordered, so the figure you approve is the figure you pay.
What moves the price of a new commercial door?
Six things account for most of the spread between one quote and another. They are also the six lines worth naming in a request for quotation, because a vague specification is what produces bids that cannot be compared.
| Factor | What it changes |
|---|---|
| Size of the opening | More material, more weight, and a counterbalance and operator sized to carry it. The biggest single driver. |
| Door type | A sectional, a rolling steel door and a high-speed door are different machines, not different finishes. Which one suits the bay is a separate decision from what it costs. |
| Insulation | An insulated door costs more to buy and less to run on a heated building. DASMA sets out the envelope argument in Technical Data Sheet 455. |
| Wind load rating | A rated door carries heavier gauge and reinforcement. What the rating has to name is set out in DASMA’s specification guide, Technical Data Sheet 454. |
| Operator and controls | Chain hoist, powered operator, or a high-duty operator built for a door that runs all shift. The safety devices that must come with it are in the safety edges guide. |
| Spring cycle rating | Springs are rated in cycles, not years, so a busy door specified on a standard rating gets replaced sooner. DASMA lists what shortens that life in Technical Data Sheet 190, and a high-cycle conversion is the fix after the fact. |
Line by line, what a specification has to name to get bids that can be compared is in the specification guide.
What does the annual maintenance program cost?
$60 per door plus HST, once a year. Every door on the program is inspected against the same checklist and written up in a log kept per door. Anything the inspection finds is quoted before it is repaired, and the repair labour and any parts are extra to the $60.
Program customers are dispatched first when something breaks between visits. Doors that run all day can be put on a quarterly or semi-annual schedule instead, quoted by door count and how hard the doors run. What each visit checks, and how often the industry says the checks should happen, is on the planned maintenance page.
What warranty comes with commercial door work?
Commercial work carries a six-month warranty on the work itself. A new door also carries its manufacturer’s warranty, on the terms that manufacturer publishes for the line installed. We are an authorized dealer for Amarr, Wayne Dalton, Garaga, C.H.I. and Clopay doors and for Chamberlain and LiftMaster operators, and the warranty document for the door you buy comes with the quote.
Why ballpark figures and not a fixed price list?
Because no two commercial doors are the same job. Size, material, insulation, the operator and the condition of the opening all change the price, and a list that ignored them would be wrong for most doors. The figures on this page are the ranges most jobs fall into, dated so you know when they were set, and reviewed each quarter. The written quote is the number that governs the work, as the terms of use say.
How do you get a firm number?
- Call or emailSay what the door is (rolling steel, sectional, high-speed, shutter, dock leveller), roughly how big, and what it is doing. A photo helps.
- Ballpark on the phoneFor a repair we can usually tell you on the call whether it sits inside the first 90 minutes.
- Site measure for a new doorA new door is measured on site before it is ordered, and the quote names the door, the operator, the lead time and the warranty.
- Written quoteThe number you approve is the number on the invoice, apart from parts that could not be seen until the door was opened up, which are named before they are fitted.
