What belongs in a commercial door specification?
If you are writing an RFQ for a door, or reading two quotes that refuse to line up, the industry has already done the hard part: DASMA publishes a CSI-style guide specification for high performance doors, and it names the test standard behind every line item. Here is the skeleton of a spec that gets you comparable quotes, and the traps a vague one walks into.

DASMA’s guide specification defines it as a power-operated rolling, folding or sliding non-residential door, generally characterized by 100 or more cycles per day or 20 or more inches per second opening speed, typically made-to-order, built for higher durability, or designed to break away under equipment impact. A high-speed door is one type of high performance door, with a minimum average opening rate of 32 inches per second. Knowing which of those properties your opening actually needs, cycles, speed, durability or breakaway, is most of the specification.

The single most useful thing in the guide spec is that every performance claim gets a named test method. A number without its method is not comparable between bidders. Per the sheet:
- Wind load: determined per ASTM E330, TAS 202 or ANSI/DASMA 108, with acceptance criteria per ANSI/DASMA 108.
- Windborne debris: ANSI/DASMA 115 or TAS 201/203.
- Cycle life: ANSI/DASMA 109. This is the line that makes “heavy duty” mean something.
- R-value of a panel: calculated per DASMA TDS-163 or tested per ASTM C177/C518, and it describes one panel, not the door.
- U-factor of the assembly: ANSI/DASMA 105 (testing) or NFRC 100/102 (simulation with validation). This is the number that describes the whole installed door.
- Air leakage: ASTM E283 or ANSI/DASMA 105.
- Entrapment protection, where supplied: ANSI/CAN/UL 325.
The practical rule that falls out of it: specify U-factor for the assembly and treat panel R-value as marketing shorthand. The guide spec itself keeps them as separate line items measured by different methods, which is exactly why a quote comparing one bidder’s R-value against another’s U-factor is comparing nothing.

The submittals section is where a spec earns its keep months later. The guide spec asks for product data for each door and accessory, shop drawings with actual dimensions, anchoring information and loads, and wiring diagrams that differentiate manufacturer-installed from field-installed wiring and door-manufacturer components from those provided by others. That one line prevents the oldest argument on any powered-door project: whose scope the control wiring was in. It also asks for the manufacturer’s written operations and maintenance manuals up front, which is the document your maintenance program will run on for the next decade.

Three things worth copying straight into any door spec, all from Part 3 of the guide:
- Qualified installers: personnel with documented training in high performance door systems, for installation and for the maintenance and repair that follow.
- Examination before installation: the wall, overhead areas, framing and blocking are examined with the installer present, and installation proceeds only after unsatisfactory conditions are corrected. This is the contractual version of the Red Zone conversation.
- Startup proof: the door is automatically closed and opened a minimum of five times at commissioning to prove smooth, safe operation, and the end user gets trained.
Where do specs go wrong in practice?
- A speed with no duty. An opening speed without a cycle-life line buys a fast door that wears out. If the opening justifies speed, it justifies an ANSI/DASMA 109 cycle rating too.
- A thermal number with no method. “Insulated” is not a specification. Name U-factor to ANSI/DASMA 105 or NFRC and every bid describes the same physics.
- No wind line on an exposed wall. Where the local code is enforced, the authority having jurisdiction decides the requirement, and the spec should say the number rather than hope.
- Silence on sensing devices. If the door is powered, the entrapment protection line, UL 325, monitored devices, belongs in the spec, not in a change order. The detail is in the safety edges guide.
