What is the “Red Zone” around a rolling door, and why is your conduit in it?
On new builds and fit-outs, the most expensive rolling-door problem is not the door. It is the electrical, mechanical and sprinkler work that other trades mount on the wall before the door arrives, exactly where the door and its service access have to go. The industry publishes clearance diagrams for this, with a name that says what it means: the Red Zone.

DASMA defines it as the area required to remain clear for installation and maintenance of the door, drawn as hatched areas on pre-installation diagrams. The diagrams mark where the door and its hardware land on the wall and, just as importantly, the working space a technician needs to service the door afterwards. A rolling door dealer supplies the actual dimensions for the specific door, in the table on the diagram.

The sheet lists the usual offenders by name: conduit, junction boxes, light fixtures, sprinkler equipment, heating units, cranes and monorails. Every one of those is something another trade legitimately needs to mount somewhere, and every one of them routinely gets mounted in the one patch of wall the door cannot share. The result DASMA describes is the one every door dealer has met: the crew arrives, the door cannot be installed, and the fix is costly rework and lost time on somebody’s schedule.

Because the zone is drawn for the door’s whole life, not its delivery day. A motor-operated rolling door needs clearance for the operator itself, for its wiring, and for a technician to reach the assembly on every service visit for the next twenty years. The diagrams exist in three versions, manual doors, bracket-mounted operators and wall-mounted operators, precisely because the operator mounting changes how much wall has to stay clear and where.

DASMA’s advice is procedural, and it is the part worth stealing for any project you manage: the completed Red Zone diagram should be submitted with the door shop drawings, signed by the site superintendent, and distributed to the building owner and the other trades. Signed and distributed is the point. A clearance nobody signed is a suggestion; a signed diagram in the shop-drawing set is the document you point at when the sprinkler line shows up in the coil area anyway.

The same zone still applies, it just gets violated in slow motion. Shelving creeps toward the guides, a compressor lands under the hood, a mezzanine goes in beside the coil, and the next service visit takes three hours instead of one because the technician is working around the building. If a door on your site has become the door nobody can get at, that is a Red Zone problem twenty years late, and the honest fix is a conversation about relocating either the equipment or, sometimes, the door.
The one-line version for your next project meeting
Before the electricians rough-in on any wall with a coiling door on the drawings: get the door’s Red Zone dimensions onto the wall in tape or paint, get the diagram signed, and hand a copy to every trade that touches that wall. It costs a morning. The alternative costs a mobilisation.
