Sectional door repair, panel replacement and installation
Sectional overhead doors are the standard for shipping and receiving bays: insulated panels on a track system built for high-lift or standard-lift clearance. We replace damaged panels without replacing the whole door, service the track, and correct the spring balance that keeps a heavy sectional door from free-falling.
What do we repair on a commercial sectional door?
Single-panel replacement is the most common job. A forklift or trailer clips the bottom section, and the rest of the door is fine. We source the matching panel, replace it, and re-check the balance so the operator isn’t carrying weight it wasn’t set up for. We also service high-lift, vertical-lift and standard-lift track, replace rollers and hinges, reset spring tension, and repair or replace the operators, photo eyes and safety edges.
For new bays and replacements we install insulated sectional doors sized to the opening and the clearance available above it, with the operator and safety devices set up and tested before we leave.
What gets inspected on a sectional door is not a matter of opinion. The industry inspection guidance is published in DASMA Technical Data Sheet 151, General Code Inspection Guidelines for Sectional Garage Doors.

- One or more panels cracked, dented, or delaminating
- Door is noticeably heavier or lighter to lift than it used to be
- Rollers grinding, hinges loose, or track visibly bent
- Weatherstripping gapping at the panel seams or the floor
- Operator strains, reverses unexpectedly, or stops partway
- Cables fraying at the drum or sitting loose on one side
What is actually inside an insulated sectional panel?
Foam plastic insulation behind the steel skins, built to published fire limits: under the U.S. model codes DASMA summarizes, the foam’s flame spread index must not exceed 75 and its smoke-developed index must not exceed 450, and the foam must be covered by at least 0.010-inch steel, which the door’s skins provide. There is even a purpose-built room fire test standard for foam-insulated garage doors, ANSI/DASMA 107. One scope line worth knowing when an inspector or insurer asks: DASMA states plainly that sectional garage doors are not intended for installation in a fire-rated wall; that opening belongs to a different product class.

Because on a standard-lift sectional door, a side-mounted (jackshaft) operator is a named hazard pattern unless the door is equipped for it. ANSI/DASMA 102, quoted in the industry sheet on the subject, says motorized jackshaft operators “shall not be used on standard lift and low headroom applications unless provisions are made to maintain adequate cable tension as specified by the door system manufacturer”. Without those provisions, cable slack can let the cables leave their drums, and the sheet is blunt that this can lead to uncontrolled door movement and severe injury. The provisions are real hardware: cable tension monitors, keepers, added track pitch, soft-start drives. So when we are asked to hang a wall-mount opener on an existing door, the answer starts at the track and cables, not the operator box.

- Call with the door size and panel damageA photo of the damaged section helps us bring the right panel or confirm it needs ordering.
- Balance and safety checkEvery sectional repair includes a manual balance test at mid-travel and a check of the safety-reverse function.
- Repair or replacementPanel swap, roller and hinge replacement, track straightening, spring reset. Most repairs finish in one visit.
- Written recordWhat was found, what was done, what to watch. Repeat spring failures on the same door get flagged for a high-cycle conversion.
