A plant’s doors do three jobs a warehouse’s mostly do not: rolling fire doors that have to close on their own in a fire, high performance doors that separate one process area from another dozens of times an hour, and big wind-rated doors on the building’s largest openings. Each one has rules about which parts can go back into it after a repair. Commercial Garage Doorman services manufacturers, fabricators and heavy industry from Hamilton to Niagara, and this page sets out those rules with the source for each.

## Can any part go into a rolling fire door?

No. Per NFPA 80, as DASMA summarises it, a fire-rated rolling door **must be repaired with parts obtained from the manufacturer of the door**: . The narrow exceptions are labelled retrofit operators used within their listing and accepted by the authority having jurisdiction, and parts not integral to the door assembly, such as fusible links, chains, S-hooks and release devices, which must still carry the same characteristics, temperature rating and load rating included. A look-alike slat or guide from another maker is not a repair on a fire door; it is a door that may no longer be a fire door.

## Which parts rule applies to which plant door?

**Replacement-part rules by type of rolling door, from DASMA TDS 287**

| Door | Replacement parts |
| --- | --- |
| Rolling steel fire door | From the door’s manufacturer (NFPA 80); non-integral parts only with the same ratings |
| Air leakage-rated door (not a fire door) | Perimeter seals of the same type and size, installed to the manufacturer’s instructions (ANSI/DASMA 105) |
| Wind-rated rolling door | Slats, windlocks, rivets, bottom bar, guides, bolts and wall fasteners coordinated with the manufacturer |
| Any rolling door | Bolts of equal or greater grade; operating chain of the same type and size; slats only if they truly interlock |

Sectional doors follow the same logic. DASMA warns that replacing parts on tested, certified or wind-rated doors with parts that are not identical may weaken the assembly and expose whoever made the substitution to liability, and that differences in thickness or material too small to see can matter.

## How do you keep traffic from damaging a fire door?

Damage to a rolling fire door can stop it closing when it has to, so DASMA recommends guard posts in front of the guides, a heavy horizontal guard several feet in front of the opening set slightly below its top, and face-mounted guides, with any ceiling-hung guard designed by a structural engineer and nothing that interferes with the door’s release. A fire door that has been hit should be inspected by a trained door technician.

## Why does a high performance door stall or run slow?

Often it is the power, not the door. DASMA lists the symptoms of low voltage at a high performance door as a door that struggles to open or reverse, moves too slowly or stalls, overcurrent faults, a motor that hums loudly or runs too hot to touch, and a brake that fails to release. On a 208 V supply anything under 207 V during operation is liable to cause them, the three phases should be within 6 V of each other, and other loads on the same circuit are a common cause; a dedicated line for each door is strongly recommended.

DASMA’s first step is measuring the voltage at the door controller, while the door is idle, starting and running, which separates a door problem from a supply problem; a supply problem is your electrician’s, with the readings in hand. Repairs to the door itself are covered on [high-speed doors and shutters](https://www.commercialgaragedoorman.ca/services/high-speed-doors-rolling-shutters/).

## Is a high-speed door worth it between process areas?

Manufacturing is one of the applications DASMA names for high-speed doors, where environmental control or security is a priority. On energy alone the crossover with an insulated sectional door is about 55 cycles a day, so count the opening’s real cycles before choosing. The full comparison is in [high-speed door or rolling steel](https://www.commercialgaragedoorman.ca/guides/high-speed-vs-rolling-steel/).
